The laws in Ontario are changing greatly recently. Cannabis was just passed. So cannabis is becoming decriminalized in the middle of October.
Cannabis Legalization Update:
People are going to be able to allow to grow, distribute, smoke, eat, vape, whatever it is coming up very shortly here. It's a bit concerning topic per landlord saying, "What do I do? This used to be illegal and I have to worry about protecting myself with it."
Any change you're going to implement, you have to give lots of notice to your tenants even though it's not a law that's coming into effect yet. You want to make sure that you've given tenants sufficient time so it doesn't reasonably interfere with their leasing activities. What we've done here, three months in advance, we've drafted up clauses to expand what our no smoking rules meet. They include all substances and also we have clauses that are able to protect ourselves to stop people from growing cannabis and distributing within the units at all.

Hello, I am Crystal Horton with business trends TV and today I'm going to interview Jason Mcguire for real property management services about cannabis. So Jason, my first question is, what are the laws around cannabis?
Yeah, well the laws in Ontario are changing greatly recently. It was just passed. So the cannabis is becoming decriminalized in the middle of October. So people are going to be able to allow to grow, distribute, smoke, eat, vape, whatever it is coming up very shortly here. And so obviously it's a bit concerning topic per landlord saying, you know, what do I do? This used to be illegal and I have to worry about protecting myself with it. So, uh, we're working a lot with landlords or they happen a lot of questions with us because there are some things that they're able to do. What it does take some proactive effort. Any change you're going to implement, you have to give lots of notice to your tenants even though it's not a law that's coming into effect yet, you know, you want to make sure that you've given them sufficient time so it doesn't reasonably interfere with their leasing activities and so what we've done here three months in advance, we've drafted up clauses to expand what our no smoking rules meet, what do they include, include all substances and then also we have clauses that are able to protect ourselves to stop people from growing cannabis in distributing within the units at all.
I don't know if you've ever had this fun experience but walking into a grow op, seeing the place just lights everywhere, water distribution, moisture, humidity, mold on the walls, a proper electrical. Now that's a really bad example and the worst case sort of thing, but people will do those things on smaller scales in their homes. You know, your home is not designed to be a grow up for one plant for plant or 50 know it's a residential space and you need to make sure that you protect yourself to keep it that way. Otherwise, you know, tennis will start growing these things inside and they'll start doing these things to optimize them and have adverse effects on your property.
Wow. Yeah. We just recently purchased a home here a couple months ago and the previous owner was renting the house out and it turns out that they had, um, had a grow a grow room. I don't even know what it's called, but they had it in the sun room and so the roots were kind of going into the basement and um, they didn't want to be a landlord anymore, so they just ripped everything out and, you know, lost investment, you know, I'm the home just to, just to get out of it. And so when those things happen, I always think you need to call Jason, you know, he knows all this stuff. There's this property manager you can talk to you, but that's okay because the on our end, I mean we got a good deal, but now we're the ones cleaning it up and, and so it's very interesting to hear about this topic. Do you have a pdf or something so anyone can go, you know, and, and kind of find out more information about it and kind of get in contact with you if they have questions.
Definitely what we'll do, we'll share it along with this video here so people can find that other resources and I'm sure being in your own home you had to go through that fund to cleaning it up, dealing with insurance companies and you know what their requirements are. Dealing with houses that used to be grow ops because there are a lot different too.
