About a year and a half ago, I received a call at 2:00 on a Saturday morning from a tenant who was worried because a branch outside that had cracked. There was a huge rain storm happening with thunder, lightning and wind. There was not much we could do about a cracking branch. But, a couple of hours later the tenant called back to report the branch had broken through the house and knocked out the power. Our tenants were across town with no power and a rainy puddle in their bedroom.

In this situation, we reached out to the owners to let them know what was going on. Then, we assessed the situation and tarped off the area so the debris could be removed and a temporary cover could be put in place. We needed an inspector and a permit from ESA to restore the power. We wanted the tenants to be able to live there while the work was being done. Through this repair process, we were in constant communication with the tenant and the owner. You should expect that from any property manager.
Providing Rental Maintenance
There were six parties involved in this emergency repair. The tenants were back in a day, which helped avoid additional costs and lost rent. You cannot plan for everything, but you can be sure you have the right people at your fingertips when things like this happen. Maintain a great vendor list, and have a back-up list because people will occasionally be out of town or unavailable.
