These tips require a bit of homework on the part of the tenant prior to renting the property and then following some basic principles once you become a tenant.
During your Search
- Prior to beginning your search, make a list of the amenities that are important to you, such as having a washer/dryer in the unit, or having covered parking. Perhaps a great way to go about this is to list out Needs vs. Wants. What are things that are non-negotiable and what are things that you are willing to compromise on? Once you have those things defined, start searching for your perfect place.
- Submit completely accurate rental applications. Never try to hide anything on an application, even if your credit isn't great. Purposefully omitting needed information will come back to haunt you and could result in your getting evicted. If your credit has taken a hit, then a wise step is to provide a pre-written letter with your application detailing what you are doing to improve your credit. This goes a long way in laying a foundation of trust between you and your property manager.
- Ask questions about the property. Property managers in Toronto expect prospective tenants to ask questions about their potential home, so don't be afraid to ask as many questions as you can.
- Once you find the property you would like to lease, make sure that any repairs that have been promised during the search process will be getting done. The best way to insure this happens is to get it in writing from the property manager.
- Read your lease agreement very carefully. Remember, you are in the process of making a legally binding agreement so make sure you understand and agree to every term that is in the lease. If possible, ask for a copy of the lease before signing and returning it. Having 24 hours to read through your lease agreement will provide enough time for you to read it and jot down any questions you may have. Make sure all questions are answered and agreed upon before signing.
- Make sure you know about all other pertinent information such as utilities, garbage day, instructions for alarms or entry systems etc.
- Once you have moved in, pay your rent on time. Paying your rent on time is key to maintaining a good relationship with your property manager.
- Communicate. Continue to maintain good communication between you and your property manager. If problems arise, notify them immediately and do your best to make sure there is always a written record of any communication between you and your property manager.
- Be respectful. Be respectful of your property manager; be respectful of the other residents and be respectful of the property itself.
- Be reasonable when it comes to requests that you make of the property manager. If a repair does need to be made, understand that it can take a little time for things to get done and expect a reasonable time-frame for completion.
