What is the prompt payment discount?

Our prompt payment program applies a 2% discount on your rental payments when rent is paid on time or early.  No late fees here – only rewarding great tenants!

Why do you use a yard/snow agreement?

Great question, we found that most people who rent a home for us come with the expectation of maintaining the grounds of property they live in. Just like our prompt payment discount we like to reward great tenants.  So, to formalize our arrangements and to be able to offer tenants the best rates on homes, we hire you to make sure things stay looking great.  This way the landlord doesn’t need to worry about the grass/snow and you can enjoy a lower cost of living. 

What is a refundable key deposit?

Keys are getting more and more expensive these days; especially in our condo units with specific remotes and fobs.  Our refundable key deposits are here to help protect the landlord from unnecessary costs.  If all the keys are returned when you leave, the deposit will be mailed to you.

What lease do you use?

Our office uses a modified version of the Ontario Standard Lease that includes additional terms to make sure everyone has a safe place to live. The additional terms we include covers a number of items that may come up while you are living in the property like:

  • What happens if the current tenants do not leave?
  • How are utilities handled
  • What are you allowed to do with the home
  • Any property-specific rules (very common in condos)
  • The need for renters’ insurance
  • How/when we can enter the unit
  • How to end a tenancy

How do I pay my rent?

We have an amazing partnership with rentmoola that allows you complete control over how you pay your rent.  You can change your payments at any time, choose how you want to make a payment.  I always recommend direct deposits as it free but we do have other options for items like credit cards.

How and when do I get paid for the yard/snow agreement?

Payables are generated on the 1st of the month. If you have enrolled in our PAD the funds will be deposited into your account, otherwise we will mail you a cheque.
